  • 420 ftof private Guadalupe riverfront
  • 2 acresunder the live oaks on Hwy 39
  • ~10 ftdeep, spring-fed swimming off the dock
Why “39 Wishes”

Where Highway 39 meets the river, and your wishes come true

The property sits right off Texas Highway 39 along the Guadalupe. This land has been in our family for three generations. My great uncle BJ Sublett and his wife Effie built the main house in 1931, and the room that is now the Guest Kitchenette belonged to their daughter Audrey. We still call it Audrey’s Room.

We have remodeled both buildings with guests in mind, and it has been our dream to share this corner of the Hill Country with others. We live on the property and are happy to help, or to give you all the quiet you came for. You take the lead.

Stay 01 · Whole house

The River House

A stone-and-wood Hill Country home with a covered porch, an open deck over the water and space for up to eight. Bring the family, fire up the grill and let the kids fish off the dock.

Inside, you’ll find a fully equipped kitchen, a living room with a stone fireplace, three bedrooms and two bathrooms. Most of the lights can be controlled with Alexa.

Two bedrooms each have a king bed, and the attic sleeps four on twin XL beds with its own living area — a space the kids will claim as their own.

Outside is where the days go: coffee on the covered porch, lunch on the deck, a paddle upriver in the afternoon and the firepit once the sun drops behind the cypress trees.

Inside

  • Air conditioning & WiFi
  • Full kitchen: stove, oven, refrigerator
  • Microwave, toaster, blender
  • Keurig coffee maker
  • TV
  • Towels, hair dryer, shampoo & body wash

Outside

  • Private deck
  • Shared river access & dock
  • Kayaks & stand-up paddle board

Stay 02 · Private room for two

Guest Kitchenette

Audrey’s old room, rebuilt as a bright, private suite for two. It sits completely separate from the main house, with its own patio looking out over the river.

The room has a comfortable king sized bed, a kitchenette with a Keurig and small fridge, a walk-in tiled shower and a mini-split air conditioner that keeps things cool through a Texas summer. Tell Alexa to turn the lights off when you head out to the patio.

It’s a good fit for couples, solo travelers and anyone passing through Kerrville who wants the river without the bustle.

From our guests

What guests say

Our stay at 39 Wishes was absolutely wonderful.

Ingram holds a special place in my heart after the time I spent there during the flood response, so coming back was emotional in a way I did not fully expect. Having such a peaceful, comfortable place to stay made the trip feel even more meaningful.

The property was clean, quiet, welcoming, and felt like a little home away from home. It was the perfect place to slow down, breathe, and enjoy being back in an area that means so much to me.

There was something special about this stay, and 39 Wishes became part of those memories for us.

We are so grateful for the experience and would absolutely stay here again. Five stars without hesitation.

Thank you Again to the amazing host. Look forward to seeing y’all again.

Shannon was a wonderful host! Our previous reservation with another host had been canceled due to overbooking. We were left scrambling at the last minute, and we landed in the perfect spot. Comfortable beds, fluffy towels, great deck! Our boys loved fishing in the river.

Shannon was a great host and we enjoyed our stay at her beautiful guest house. It is completely separate from the main house, spacious and comfortable. The location is extremely safe and quiet. Would definitely stay here again.
